What about roofing materials? Polycarbonate is more economical and gives a softer light but glass gives you a clear view of the sky - and it's quieter in heavy rain or hail. Glass itself comes with a number of options for roofs and walls, offering even greater security and safety. A solid roof using tiles or slates can also complement your existing roof structure.

From the outset our experienced Design Team will answer any construction/procedural questions you may have prior to obtaining the necessary permissions. Your appointed Architectural Technician will apply for Planning Permission, Building Warrant or Superior's Consent Applications that may be required for the proposed work. All drawings are produced using the latest AutoCAD software.

Planning Permission
Planning Permission is required when:-

Altering the existing roof structure
Permitted Developments rights have been removed
The new floor area exceeds 24m2
The building is listed or in a conservation area
The proposed works are within a 1m of the site boundary
Ridge height exceeds 4m

Building Warrants
A Building Warrant is required before starting any building (or demolition) work, except for limited cases where the work is exempt.

Generally a Building Warrant is required when:-

A new opening is being created or any alteration to an existing opening to install a new  window or door
Building off a neighbouring boundary
Your conservatory has a solid roof (tiled or slated)


Building Control may require an Engineer's Certificate if extensive building work/alterations are to take place. As part of our design service, if applicable, we obtain a Design Certificate and/or Supporting Statement from a local Consulting Engineers Practice.

The proposed construction drawings will show compliance with the Technical Standards, a Building Warrant is then issued. The Warrant remains valid for a period of three years but can be extended in special circumstances for an additional fee.

Building Warrant Fees
The fees payable with applications for Building Warrant are set by the Scottish Executive through the Building (Procedure) (Scotland) Regulations. The fee for a particular application is based on the estimated cost of the building works to be carried out. No reductions are allowed for DIY elements of the work.
